Alpine Village Strata Council Meeting Minutes
January 10, 2007
In attendance Dan Veller, Maureen Bricker, Mike McAdams, Claude DesRoches and Jacques Gagnon
Call to order 5:40 PM
December Minutes were approved.
Old Business:
- AGM documentation has been sent out to all owners on January 5 and January 8, 2007
- Get an estimate to replace the old laundry room with a multi-purpose room;
New Business
- We have obtained some color pictures from the City of Prince George concerning the Strathcona park playground improvements for the summer. Color pictures will be presented soon to residents, by Maureen for opinions and comments. At a later date Council will be asking for signatures and support to City Council for basketball court repair, Strathcona Avenue street lighting and dog bylaw signs with bag dispenser.
Manager’s Report
- Manager confirms that all AGM documents have been mailed out by; and that we have confirmation for the meeting room at the Days Inn for January 31, 2007.
- Since November 1, 2006 over 57 notice of Bylaw infractions have been sent to occupants concerning mainly noise, vehicles and dog problems.
- Late charges for unpaid strata fees will be added to strata fees in January
- In order to confirm the transfer of strata units, the manager will set an account with BC Online to perform title search when required.
- Keep working on collection of strata fees and fines;
- There is a training session from CHOA coming up in Prince George on February 2 and on February 3 concerning strata operation, management, bylaws, etc. The manager will sign up on behalf of Council and reserved 6 seats for the manager and 5 council members.
Maintenance Report
- The fencing boards will not be received until March 2007 due to shortage of material in Prince George during winter. This will put us approx 1 month behind schedule.
- We need to purchase additional batteries for the power tools (drills)
- Trees have been trimmed and cut along buildings and fences.
- Still some issues in regards to cleaning of driveways and snow removal by contractor, but we are keeping an eye on it.
