OLD BUSINESS
Staffing: Kevin & Sophie looked into employees being on contract via the Employment Standards Website and in Conversation with the branch here in Prince George. Having staff on contract would not work because under the Employment Standards they would still be employees because they would only be working for us.
Christmas Light Contest: Kevin & Sophie though this was a success in that a lot of unit participated. The wining units for the contest were 1st Place: E8 2nd Place: A44 3rd Place: A32.
NEW BUSINESS
Managers Report: There were 43 bylaw violations for the month of December. There were a lot of noise complaints this month. Kevin & Sophie dealt with them all and are continuing to watch these units. Council is concerned with the amount of noise complaints that are coming up. Dan will be talking to the landlords of the noisy units about their responsibilities.
Lighting Complaint: Kevin & Sophie received a verbal complaint about the parking lighting in front of a unit not being on. A tenant has taken it upon themselves to turn it off and this is upsetting other owners and tenants. A letter is being sent to the landlord of this unit in hope of resolving this issue.
Accounting: Kevin & Sophie will be looking after the bookkeeping for Alpine Village as part of their duties. The Accounting will be looked after by a local Accounting Firm. Navaz will be looking for the Accounting Firm. Navaz thinks the best program to use for the bookkeeping is Simply Accounting. Navaz or his assistant will come up form Vancouver to help Kevin & Sophie get everything set up and running smoothly. Kevin will find the best price for the needed software which will save Alpine Village much money over the long-term. Motion to Buy Simply Accounting Motion> Dan 2nd> Antionette Carried
Banking: Alpine Village must set-up it own bank account now that Gateway will no longer be looking after Alpine Village. Kevin contacted seven different banks in Prince George and only got a response from three. Navaz will work with Kevin to find a bank with low fees & features that best suit Alpine Village’s needs.
Letter from Owner: Kevin & Sophie received a letter from an owner about the cracks in their basement. Kevin & Dan are going to look into this unit and report back to Council.
Parking Complaint: Kevin & Sophie received a verbal complaint from an owner about someone parking in their stall. It turns out that the stall in question is not a stall at all and the owner claims to have been told by past council that they could park there. The Strata Plan only allows one stall for every unit. This means every unit in the complex; Owners or Tenants get one stall to park in.
